Spring has Sprung! March Market Update from Kat Delay: 4 Listings Across Bellevue, Carnation, Snohomish, and Marysville

March was an active month for us at True Haven Property Partners, with four listings on the market across Bellevue, Carnation, Snohomish, and Marysville. As a local listing agent and real estate agent serving both King County and Snohomish County, one of the biggest things we are always watching is how each micro-market responds to pricing, presentation, location, and buyer demand.

This month gave us a clear look at just how different the market can be from one area to the next.

Two Listings Went Pending, Two Are Still on the Market

Out of our four March listings, two properties went pending and two are still active on the market. While every home is unique, this month reinforced an important truth for both sellers and buyers: the market always tells the truth.

Carnation Listing Went Pending Right Away- View of the Snoqualmie Valley but the home needs updating. 

Our Carnation view home listing went pending almost immediately. This home has not been remodled,  but has great bones and sits on over 4 acres. . This was a great example of what can happen when a home is well-positioned in the market from day one. When a property offers the right combination of pricing, presentation, lifestyle, and location, buyers respond quickly.

Homes in Carnation continue to attract buyers looking for more space, beautiful surroundings, and a lifestyle that feels more peaceful while still being connected to the Eastside. For buyers searching for a home on acreage, scenic surroundings, and room to breathe, Carnation remains a highly desirable option.

Snohomish Listing Went Pending After a Significant Price Reduction

Our Snohomish listing had a very different journey.

This was a truly magical home in a great location in Snohomish, in the highly desirable Dutch Hill area. The property offered so much that buyers are often searching for online: a home on acreagebeautiful gardens, privacy, charm, and a setting that felt special from the moment you arrived.

When the home first went active, it was listed at the high end of the price range. The seller wanted to test that price strategy for a period of time, and that was their choice to make. After giving the market time to respond, it became clear that buyers were not willing to engage at that number. In other words, the market was rejecting the price.

Once the seller agreed to a substantial price reduction, activity increased. We saw more serious buyers come through, interest improved, and the conversations became much more productive. After several rounds of negotiations, we were able to bring the seller and buyer together and get the home pending.

This is such an important reminder for sellers in Snohomish County and beyond: even a beautiful home, a magical home, or a property in a great location still needs to be aligned with today’s market conditions. Strategic pricing matters.

Bellevue and Marysville Listings Are Still Active

Our Bellevue and Marysville listings are still on the market, and both continue to offer strong opportunities for the right buyers. Different cities, price points, and property types all move at different speeds. That is why working with a knowledgeable listing agent and experienced buyers agent matters so much.

For sellers, success is not just about putting a home online. It is about understanding buyer behavior, creating a smart pricing strategy, preparing the home well, marketing it effectively, and knowing when to hold steady and when to adjust.

For buyers, there can be real opportunity in homes that are still active. Sometimes the right home is not the one everyone rushed to the first weekend. Sometimes it is the home where there is room to negotiate, time to think, and a real chance to create a win for both sides.
